Process Required for NSW Building Approval
1. Register to access and use the NSW Planning Portal
2. Lodge Applications on the NSW Planning Portal
You must lodge two applications:
- Construction Certificate (CC) Application
- Principal Certifier (PC) Appointment Application OR
- Complying Development Certificate
- Principal Certifier (PC) Appointment Application
Nominate: Capital Certifiers (ABN 68 158 851 239) as the Principal Certifier.
Portal Tip: The system may request certain documents during lodgement. If prompted, upload the required files so the application can be submitted. You do not need to upload everything from our checklist at this stage.
3. Send Your Documents to Capital Certifiers
Email the Admin Team (info@capitalcertifiers.com.au) with:
- One Dropbox link or one ZIP folder only
Document Requirements
- Do not send individual files attached to emails.
- Do not send documents in multiple instalments.
- Name and number all documents according to the checklist when received from us.
- Each discipline’s plans must be combined into one PDF (not single pages).
We’re unable to commence a review until these requirements are met.
4. Upload Final Documents to the Planning Portal
After we check your documents:
- We will send you a link to the verified document set.
- You must upload these files to your Planning Portal application.
- Your application will then proceed to detailed assessment by the appointed Certifier.
5. Submitting Amended Documents
Following Certifier review:
- Any amended or outstanding documents must be uploaded directly to the Planning Portal.
- Documents submitted via email or shared link will not be accepted at this stage.
Important – Applicant Details
The applicant on the Planning Portal must be the property owner or the person with the benefit of the development consent
